dc.description.abstractУ статті здійснено комплексний економіко-географічний аналіз будівельної галузі України з оцінюванням просторової диференціації у 2021–2025 роках. На основі офіційної статистики та порівняльно-просторових методів визначено три фази галузевої динаміки від докризового зростання через рецесію 2022 року до відновлення і стабілізації у 2023–2025 роках. Кластеризація регіонів виявила ядро високої активності Київ, Дніпропетровська, Одеська, Харківська, Львівська та Київська області середню групу західних і центральних регіонів та периферійний кластер північних і східних областей із переважанням відновлювальних робіт. Доведено формування інфраструктурно орієнтованої моделі просторового розвитку та обґрунтовано потребу регіонально диференційованої політики відновлення і цільового перерозподілу інвестицій. uk
dc.description.abstractProblem Statement and Purpose. The study aims to provide a comprehensive economic and geographical assessment of regional disparities in the development of Ukraine’s construction industry and to identify the spatial patterns of its functioning under post-war transformation. The article presents a comprehensive economic and geographical analysis of Ukraine’s construction industry with an assessment of spatial differentiation between 2021 and 2025. Data and Methods. The information base includes data from the State Statistics Service of Ukraine and relevant ministries for 2021–2025. The methodology integrates systemic and spatial-analytical approaches, statistical and comparative-geographical analysis, indicator standardization, and regional clustering by construction product indices, work structure, and capital investment dynamics. Results. The results reveal three successive phases in the industry’s evolution: precrisis growth (2020–2021), deep recession (2022), and recovery with stabilization (2023–2025). The spatial organization of construction activity has acquired distinct cluster characteristics. The core of high development is formed by Kyiv, Dnipropetrovsk, Odesa, Kharkiv, Lviv, and Kyiv regions, characterized by concentrated development capital and strong transport and logistics connectivity. The medium-development cluster includes several western and central regions where housing and social construction dominate and investment structures are balanced. The peripheral cluster covers the northern and eastern regions with a predominance of repair and restoration activities, lower investment capacity, and dependence on state and international reconstruction programs. By sectoral composition, engineering construction demonstrates higher inertia and greater responsiveness to macroeconomic stimuli compared to the residential sector, resulting in wave-like index dynamics and shifting spatial centers of recovery. Spatial disparities are determined by the combination of urbanization level, investment potential, infrastructure quality, and logistical accessibility. An infrastructure-oriented spatial model has emerged, in which leading agglomerations act as system-forming hubs, while peripheral territories perform primarily restorative functions. Practical implications emphasize the need for geographically differentiated investment distribution policies, state support for peripheral regions through public-private partnerships, prioritization of engineering projects along key transport corridors, and a transition from emergency recovery measures to a systemic modernization cycle. The findings can serve as a basis for regional spatial planning and post-war reconstruction strategies in Ukraine.en
